Company transactions involve not only considerable risks of a conventional nature (finances, market, etc), but also with regard to the environment and occupational safety. Here, risks resulting from contaminated sites are in the foreground. Based on what is possible in the allotted time, we clarify the question of potential contamination of the subsoil on the basis of a careful analysis of the history of the site. If necessary, we can also examine soil and ground water with the help of drilling teams capable of being deployed at very short notice, and in this way record possible site contamination risks specifically. This also includes at least a rough estimate being made of the reduced value of a property or of the associated cost consequences: renovation costs or additional disposal costs in the case of future building projects. Apart from site contamination, we check additional potential environmental risks for a buyer such as asbestos or PCB in building structures or installations and the entire area of heating/ventilation/air-conditioning. Any renovation requirements and costs to be expected are determined on the basis of an inventory and assessment. Attention is also paid to hazardous materials incorporated into building materials, which pollute the indoor environment and constitute a potential health hazard (sick building syndrome), and to electro-smog. |
